Arranging repairs and maintenance on the house when necessary using my trades-people contacts (or your preferred trades-people if nominated). Utilising my experience on keeping maintenance costs down as much as possible.
Inspections of the house to monitor its good upkeep by the tenants. Included in this is an initial photographic record of the house condition. Ongoing Inspections are usually done 3 monthly, or at other intervals if nominated by you. Inspections can be called for by you at any time. (There is no charge by my company to carry out 3 monthly interval inspections).
Providing rental statements of account at regular intervals.
Attending to day to day tenant queries and requests.
Tenancy Tribunal Mediations, Applications and hearings.
If requested by you, establishing a system so that rates, insurance and other outgoings are paid on time.
Some degree of advice on professional assistance and investment strategy.
